From 5th January 2021 - we are pleased to say we have received confirmation that Buying, Selling and Renting a home can continue in a Covid-secure way as it has in recent months despite the new national lockdown, and that Estate Agents and Lettings Agents can continue to operate and property viewings, appraisals, mortgage valuations and surveys can take place. We would ask that interested parties view either the Virtual Viewing or Livestream Viewing appointments which can be seen or registered for on our own websites, Rightmove or OnTheMarket prior to arranging a face to face appointment at the property. We will continue to do our very best to help you move in a Covid Secure manner.
To confirm, the guidance from the Government is as follows;
You can still move home. People outside your household or support bubble should not help with moving house unless absolutely necessary.
Estate and letting agents and removals firms can continue to work. If you are looking to move, you can go to property viewings.
Follow the national guidance on moving home safely, which includes advice on social distancing, letting fresh air in, and wearing a face covering.
Our offices are not open to the public except by prior appointment and the doors are locked. For anyone who wishes to come into the office, for example to collect keys to a property, you should call us in advance to make the necessary arrangements and book an appointment time to attend. We must ask that those visiting our offices wear a mask or face covering, remain behind the 2m line on the floor & maintain 2m social distancing at all times as the health and wellbeing of our customers & staff is our priority. Before you enter our offices you will need to allow time for us to put on our masks.
For any urgent matters in the evenings, or at the weekends please ring 0161 925 3255 where your calls will be answered until 8.30pm weekdays, and 10am-4pm weekends.
Our prime concern is the safety of everyone at this time therefore we will be issuing everyone guidelines when attending market appraisal appointments and undertaking viewings. (click for guidance)
During this period we will not be attending the office or external appointments in formal workwear so it is easier to wash our clothes regularly to minimise the risk of virus transmission.
We hope that the property market will soon return to normal.
For our fully managed rentals we have a Property Management team in place and we will continue to deal with maintenance issues which are urgent subject to the availability of contractors. These should be reported using our online tracker on the homepage of our websites. We cannot guarantee that issues reported in any other way will be dealt with.
We are still offering rent guarantee & legal cover to our landlords however the insurer has amended the terms until further notice. Landlords will still receive cover in the event of rent arrears for up to six monthly payments along with legal cover in the event of a breach of tenancy – terms and conditions apply.

Ryder & Dutton/Mortimers response to the Coronavirus (Covid-19) outbreak.
In response to the current Coronavirus (Covid1-19) outbreak which is causing much concern to businesses and consumers alike we wish to share the following information.
Our strategy currently focusses on four elements.
We are making sure all Ryder & Dutton/Mortimers employees are aware of the risks of Coronavirus and how to mitigate against them, keeping everyone as safe as possible whilst continuing to provide a service to our clients.
We are ensuring we take sensible, pragmatic and proportional approaches to different situations in order to contain any risk of infecting our own team members and other people.
For our employees, clients and the general public we support them by making sure we minimise their risk of exposure, particularly those travelling to appointments on behalf of Ryder & Dutton and Mortimers. We have issued guidance to those conducting external appointments and we are continually risk assessing our activities in the light of changing Government guidelines.
By doing all the above we are trying to ensure we can provide a continuing and consistent service to our clients in the event that there is an escalation of the situation. We have investigated the option of home working and we have the technology for our managers and surveyors to work from home to maintain contact with clients, keep them advised and complete tasks.
