What does Contract Ready mean for me as a buyer?
WHAT’S THE PROBLEM?
Buying a new home can be quite daunting and it is well known to be one of life’s more stressful events. Most people don’t really understand the conveyancing process undertaken by Solicitors or what it is they are required to do. After all conveyancing is not something you learn about at school. We can tell you that it’s a complex process and in recent years the length of time taken between agreeing a sale and actually getting the keys to your new home is taking longer and longer. There are many reasons behind these delays.
WHY ARE THERE DELAYS?
Solicitors are normally instructed when the sale is agreed and it can take several weeks to collate all the information required from the seller to be in a position to submit a contract. Another delay in the transaction is due to the length of time it takes to order and receive property searches. In some Local Authorities these can take up to six weeks. This is clearly not ideal, especially if you are looking for a quick move.
HOW CAN WE HELP?
At Mortimers we believe it’s in everyone’s interest to remove as many obstacles as possible. Thus, we have introduced our “Contract Ready” service and the property you are hoping to buy comes under this scheme. The seller has instructed his Solicitor when the house was offered for sale. The conveyancer will have collated all the information required and be in a position to send this to a buyer’s Solicitor as soon as a price is agreed. However, we have also asked the seller to obtain the searches. This is usually done by the buyer but not early enough and this causes delays. This way all search results should be available immediately when a sale is agreed (subject to when the house came on the market).
Of course, the buyer will still have to pay for the searches as they would normally, but we have also arranged that these will ONLY be payable on completion. This is great for buyers as you won’t have to find search fees at the point you agree to buy and you will only pay for searches if the sale proceeds. It is not uncommon for sales to fall through even once Solicitors are instructed, and often money spent on searches is then lost.
The cost of the searches will be £250 + VAT and they will include a regulated local authority search, a drainage and water search, and a fully comprehensive environmental search, including all local planning data and flood data.
